We’re delighted that you’re planning to stay with Hills and Tides Cottages. Before confirming your booking, please read the terms below carefully. By completing a booking, you agree to these Terms and Conditions on behalf of yourself and everyone in your party. The person making the booking accepts responsibility for all guests included in the reservation and confirms they have the authority to accept these terms on their behalf.

1. Booking and Payment

· Your booking is confirmed once we receive a 50% deposit.

· The remaining balance must be paid no later than 56 days (8 weeks) before your arrival date.

· If the balance is not received by this time, the booking may be cancelled, and the deposit forfeited.

· For bookings made within 8 weeks of arrival, full payment is required at the time of booking.

· All properties are let for holiday use only and may not be used for business purposes, parties, or events.

2. Cancellations

· Guest cancellations made at least 56 days before arrival may qualify for a full or partial refund.

· Cancellations made within 56 days of arrival are non-refundable unless otherwise agreed with the owner or manager. A minimum of 50% of the booking value will be retained.

· If the owner or manager must cancel your stay due to unforeseen circumstances, a full refund will be issued.

3. Check-In and Check-Out

· Check-in: from 3:00 pm

· Check-out: by 10:00 am

· Early arrivals or late departures are only possible by prior arrangement.

4. Occupancy and Visitors

· The maximum occupancy is 8 guests and 1 dog (see Section 5).

· Additional overnight guests or visitors are not permitted without prior approval.

· Exceeding the occupancy limit may result in the termination of your stay without refund.

5. Dogs

· A maximum of one dog is permitted per property unless otherwise agreed in advance.

· Dogs are not allowed upstairs or on furniture.

· Dogs must never be left unattended inside the property or on its grounds.

· Dogs must be kept on a lead at all times when outside, particularly near Curry’s Cottage, which borders a working farm.

· Guests should ensure dogs are under control and are responsible for any damage or disturbance caused.

· Guests must clean up after their dogs and dispose of waste in the appropriate outdoor bin.

· The owner/manager accepts no liability for disputes, damage, or injury involving dogs.

6. Electric Vehicle Charging

· Charging of electric vehicles is only permitted where an official EV charging point is installed at the property.

· Plugging vehicles into standard electrical sockets is not allowed.

7. Guest Responsibilities

· Guests must treat the property, furnishings, and surroundings with respect and care.

· Any breakages, damages, or maintenance issues must be reported immediately so they can be resolved quickly.

· Guests are responsible for ensuring the property is left in a clean and tidy condition at the end of their stay.

8. House Rules

· Smoking is strictly prohibited inside all properties.

· Please be considerate of neighbours and nearby farms—no loud music after 9:00 pm and no disruptive behaviour inside or outside the accommodation.

· Parties and large gatherings are not permitted at any Hills and Tides property.

9. Breakages or Damages

· Please report any breakages or damages as soon as possible.

· Guests are liable for the cost of repair, replacement, or extra cleaning where damage exceeds normal wear and tear.

· Minor accidents typically won’t incur a charge, but significant damage may result in an invoice for repair or replacement.

10. Liability

· Guests occupy the property entirely at their own risk.

· The owner/manager is not responsible for loss, damage, or injury to persons, vehicles, or personal belongings during your stay.

· We recommend that all guests have appropriate travel insurance in place.

11. Property Access

· While your privacy is respected, the owner or property manager reserves the right to access the property at any reasonable time if required for repairs, maintenance, or emergencies.

· Entry to the property is via a secure key box. The access code will be provided on the day of arrival once full payment has been received.

· Curry’s Cottage: the neighbouring farmer has legal access along the right-hand side of the cottage. This access route must remain clear at all times.

· Parking: Curry’s Cottage provides space for up to three vehicles. Please do not park on grass verges or public roadways.

12. Personal Data

By making a booking (directly or through a third-party booking agent), you consent to us using your personal data to process and manage your stay. This includes contacting you with details related to your reservation.

By making a booking, you confirm that you have read, understood, and accepted these Terms and Conditions on behalf of yourself and all members of your party.
